COMMERCIAL DEVELOPMENT

Commercial development includes all uses other than one and two-family residential structures. Development permits are required for all new structures and sites, redevelopments, renovations/additions, changes of use classification, tenant improvements, and commercial build-outs. Commercial developments are reviewed for compliance with the City of Prattville Development Codes and Fire Codes.

The Planning and Development Department's Building Division conducts permit review processes for Commercial Developments. Reviews for new projects, significant redevelopments, and additions are initiated with the Planning Department. Reviews for changes in occupancy class, interior renovations, and build-outs are initiated with the Building Division. All permits for and inspections of Commercial Developments are handled by the Building Division.

Interior Renovations, Tenant Improvements, Changes of Use, and Build-outs:

The Building Department serves as the initial point of contact for the review of interior renovations, tenant improvement, changes of use and build outs. Plans are submitted to the Building Department and distributed to other participating departments for review. Staff comments are collected for the various city departments and returned to the applicant in writing. Initial reviews must be completed within forty-five (45) days after receipt of a complete submission. Review submissions for interior renovations, tenant improvements, changes of use and build-outs must include the city Commercial Building Permit Application. Once approved for a permit, the Building Department will issue a permit and explain the inspection process for the project. Pre-submission conferences are welcome and encouraged
